While we have changed the exterior of the house very little the entire interior has been gutted and 100% remodeled. Meaning COMPLETELY GUTTED to the studs and outer wood. Thought here is spend the time and money on areas that need to be fixed and wait on those areas that do not require work. We have always planned to add on to the house and thus change the exterior completely to match that of the EAB.
House is about 1400 sq. ft. not counting the covered porch ( 182 sq. ft. ) or unfinished basement ( 850+ sq. feet ). Originally built in the late 1930s. Constructed by hand and using timber from the property this home's sub-structure is almost entirely made from quarter sawn golden oak beams and faced with golden oak boards that average 8" wide and 1" thick. Super strong construction which required little change in our remodel.
All interior walls, fixtures, windows, plumbing and electrical were REMOVED. All new state of the art were added in their place. The home has 125+ feet of UNDERGROUND telephone and electrical service running to it. This did away with all near by power poles and gives the house and garden clear views of the day and night time sky. So the nearest power / telephone pole is 125+ feet away.
Underground Electrical: 400 Amp service ( Active ) with an additional 200 Amp service ( Inactive for future power needs ). House also has multiple outlets for 220/240 single phase in the basement.
Underground Telephone: 3 Separate lines supply the home with service.
Satellite / Cable TV: Home has all rooms wired for Cable / Satellite.
Propane: The kitchen 6 burner range / oven and 24" BBQ / Grill are supplied by underground gas lines.
Air Conditioning and Heating: All new electrical heat and heat pump AC systems have been installed. If you live out of state, KY has very reasonable electrical companies. It is for this major cost savings that most appliances are electrical in the home.
County / City Water: Fresh purified drinking water is supplied via 1.5" diameter water line that delivers an amazing 145+ psi at the meter. We have it regulated down to a comfortable 70 psi.
Two Hot Water Heaters: Twin 50 gallon electric hot water heaters are included. One is solely dedicated to the jacuzzi tub in the bath.
Septic System: The home has a 1000 gallon new septic tank which is rated large enough to accommodate 6 bathrooms for future expansion.
Security System: Interior & Exterior.
MAIN FLOOR: All rooms on the main floor have 8' 2" high ceilings.

- LIVING ROOM / DINING ROOM (15.5 Feet X 16.5 Feet): As you walk in the front door you are greeted by warm earth toned faux pained walls, large dark antiqued ceiling beams and glowing original quarter sawn golden oak hardwood floors. At the far end the room opens up by 2 arches that lead to the kitchen. There is a study to the left as you enter the home which can also be used as a bedroom or formal dinning room.
- STUDY / HOME OFFICE / BED ROOM (10.5 Feet X 15.5 Feet): Just off the front door this room is currently used as a home office. This room also has original white / yellow oak REAL hardwood floors. This wood was harvested from the property 50+ years ago. The oak was chosen for it's beautiful grain and curly knots which is very rare these days to have this type of quality and character. There is a small closet for coats, shoes, bedding etc. as well.

- BATH (14.5 Feet X 12 Feet): The home has one deluxe full bathroom. Huge custom tiled shower stall and jetted soaking tub. Original golden oak hardwood floors throughout. Separate toilet area / water closet. The Laundry machines are also hidden in a recessed wall of this contently located area. There is also a small closet for food, towels ect.
It is all in the details. Hand laid tile that mirrors the tile in the shower is inset in the door and window moldings. ( see photo detail above ) Custom Antique Crack paint adorns the raised panel doors. Hand crafted wrought iron framed vanity mirror.
SECOND FLOOR: A hand crafted wrought iron Moorish influenced hand railing leads you up to the second floor. The stairs made with Genuine Saltillo and Talavera Tile imported from Mexico.

Warm tones from the hand applied faux painted walls and natural hardwood floors welcome you to the sleeping area. To the right and left are doors that lead into the master and guest bedrooms. Straight ahead at the end of the hall / landing is a large walk in closet that has a view of the entire front of the property including the garden area.
The landing and stair area measure 8 Feet X 19.5 Feet. At one end there is room for a chair or sculpture. We have special recessed lighting to illuminate the walls for art as well as the seating area. The walk in closet is 7.5 Feet X 8 Feet and has a view of the Pergola, Formal Garden, Fountain and the entire front of the property.

The Master Bedroom has an entire wall of built in drawers. The room is (11 Feet X 19.5 Feet) ( see above photo ) This room has cathedral ceilings which have a peak at about 11' 2" high. Two large windows overlook the front porch and allow a fantastic view of the North end of the valley. Dry Creek / Casey Creek is just past the large oak at the creeks' edge. At night if you open the windows you can hear the pleasant sound of the water as it makes it's way down to the Green River and on to the Green River recreational areas in Taylor and Adair Counties. The floors are Pergo in light maple. The drawers are huge! There are 9 drawers custom built in of solid maple. Each drawer is 14" Tall X 28" Wide X 25" Deep. On the opposite side wall there is also a half closet / craw space / storage that is 10.5 Feet Long X 3.5 Feet Deep X 3.5 Feet Tall.
The Guest Bedroom is open and airy. The room is (11.5 Feet X 15.5 Feet) It has a large walk in closet 10.5 Feet X 5.5 Feet at one end. Two large windows look out over the bamboo area which also has sweeping views of the entire Southern end of the property. This is your best vantage point in side the house to watch wildlife. Several families of deer and large flocks of wild turkey frequent the Southern field. On the opposite side wall from the walk in closet there is also a half closet / craw space / storage that is 10.5 Feet Long X 3.5 Feet Deep X 3.5 Feet Tall.

BASEMENT (32 Feet X 27 Feet):
There is a full basement which is unfinished with poured concrete floor. Ceilings are a low 6' 10" (to the floor support beams) throughout most of the basement. The basement houses the heart of the utilities. All heating, air conditioning, cable, satellite, electrical and plumbing are located here. One wall is lined with metal shelving for can goods or extra storage. ( see above ). There is also a built in wine rack which holds 50+ bottles. There are 2 - 50 gallon electric hot water heaters; one of which is dedicated strictly for the jet stream / jacuzzi tub in the bathroom. The other hot water heater services the rest of the house. There is a secondary water filtering system for the ice maker in the kitchen refrigerator and the auxiliary faucet in kitchen sink.

This building will have limited information on it as we currently use it for all our BATF Class II & III manufacturing. No close ups or interior shots are available for security reasons.
Constructed in 2000 this building is a slab foundation 8" thick for heavy equipment. Walls are reinforced and heavily insolated concrete block. 70 feet long by 30 feet wide. 2100 square feet total. The interior has NO LOAD BARRING WALLS as the entire span is carried on custom 30' trusses. This means that you can do anything you want in terms of interior configuration. 1/3 is finished with the balance being open warehouse and shop space. There is a full very large bath with standard tub and shower. All ceilings are 10 feet! There is a large kitchen area open to the shop space with double stainless steel sink.
We use this building on a daily basis and due to the thick walls and semi geo-thermal configuration, an average temperature of 70 degrees can be maintained year round, including normal occupational usage of lights etc. for under $40.00 per month.
We lived in this building for 1.5 years while we remodeled the house. Would be easy to convert to high end home or restaurant.
Showroom / Really Large Bedroom: Carpeted, 15' X 30' with separate entrance. Fully finished with programmable thermostat. Made a great suite for us while we remodeled the house.
Bathroom: Hardwood (Pergo) floors. 10' X 10' so super large with built in area for closet. Full tub and shower combination. Single sink with huge vanity and 3'+ mirror / medicine chest.

The shop sits at the far Eastern edge of the property and has enough surrounding land to make a great private horse farm. The private road ends at the shop and could continue up the valley if you bought more land heading that way. There is NO PUBLIC road access to that part of the valley. There is also a really nice location for a large pond / small lake near the building.

This building is currently used as our wood and metal shop. We refer to it as the EAB because of its construction and use. Would make a great shop or garage for a car enthusiast or could also be easily converted in to a home.
Greenhouse:
Currently under construction this building is attached to the EAB / Garage. Footprint is 21' 6" X 21' 6" making a sq. footage of 462+ feet. Poured concrete slab is colorized a dark brown for maximum heat absorption from the sun's rays in the winter time. Floor has radiant heat pipes installed which can be hooked up to a boiler. Plan is to install all automatic climate controls for heating, cooling and humidity including roof vents. Frame of the building is hand welded to look like old wrought iron. Glazing is high tech Polygal 8mm triple wall Polycarbonate panels. Wall height is 8' 6" with the center support cross beams being at 10' 5" to allow lots of space for taller plants / trees to be grown.

Large Two Story Tobacco Barn #1 (near bamboo area) built circa 1920 Measures about 2500 square feet being about 63' X 40' with 19' walls and peak @ 27 feet. Solid white oak and poplar boards and beams are the real value here. Our plan has always been to dismantle this barn and harvest the wooden beams and planks for the new part / addition of the house or for the out door eating area. We have plans to replace this structure with an in ground swimming pool.
Large Two Story Tobacco Barn #2 (near entrance bridge) built circa 1890 Measures about 2500 square feet being about 61' X 41' with 14' walls and peak @ 20 feet. Again the solid white oak and poplar boards are the real value here. Has lots of large interior beams as well. We do maintain this building so it is structurally sound and has a good roof. Cosmetically in about as good a shape as any other KY Tobacco barn. Our plan has always been to dismantle this barn and harvest the wooden beams and planks for the new part / addition of the house or for the out door eating area. We have plans to replace this structure with similar size work shop or horse barn.
Small Tool / Equipment Shed (back yard) 28' X 12' Similar construction to tobacco barns. Solid white oak boards are the real value here.
Medium Size Tool / Equipment Shed (back yard) 21' X 23' Similar construction to tobacco barns. Solid white oak boards are the real value here as well as the fact that the front of this shed has a 12' X 21' poured concrete floor and foot high walls. Could easily be used to build a nice backyard shed or eating / BBQ area. We have plans to make this into the Blacksmith Shop / Forge area / building.
Large 3 Car Covered Parking / Storage Shed (near / adjacent to barn #2) built circa 1920 Measures about 1300 square feet being about 34' X 40' with 6' to 8' walls. Solid white oak and poplar boards are the real value here. This building has some of the thickest and widest oak and poplar planks on it of all the old buildings. Some measure as thick as 1.25" and as wide as 13". Also has many large interior beams as well. We do maintain this building so it is structurally sound and has a good roof.
